Price chops: Josh Groban tunes his asking price in Malibu

Is Josh Groban finally in tune with the Malibu market? The acclaimed singer-songwriter relisted his gated estate in the area at $4.695 million, down $300,000 from the previous asking price of $4.995 million.

The latest price reduction comes as median sales of single-family homes in Malibu continue to rise; median home sales in the 90265 ZIP Code jumped to $2.304 million in 2014, an increase of more than 15% year-over-year, according to CoreLogic DataQuick. Last month, the median sale price came in at $2.757 million based on 24 sales, a 22.5% increase compared to April 2014.

Sited on nearly two acres, the mountain-view property has a main house, a guesthouse, a lighted tennis court and an outdoor entertainer’s area. A wine cellar, a music room/studio and a game room with a bar make up the four-bedroom home.

Hedged by mature trees, the grounds center on a swimming pool with a raised spa and a waterfall feature. Large expanses of grass, walking paths and formal landscaping complete the setting.

Groban, who has sold more than 25 million albums nationwide, originally asked $6.1 million for the property in 2010 and previously offered it for lease at $23,000 a month. He bought the home in 2005 for $4.125 million.

Talk show host dials back

Sports talk show host Jim Rome has turned back the dial on his oceanfront home in Laguna Beach to $5.499 million.

Found directly above Thousand Steps Beach, the 2,500-square-foot home originally came to market in 2013 for $6.8 million and more recently was priced at $5.995 million. Rome, who maintains a home in the Shady Canyon area of Irvine and owns other property in Riverside County, paid about $5.1 million for the property in 2010, records show.

Built in 1960 and recently renovated, the Traditional-style home has built-ins and beamed ceilings throughout. Three levels of living offer unobstructed views of the coastline.

Within the 2,500 square feet of living space is an open-area living room, a kitchen with a glass backsplash, a family room with a wet bar, three bedrooms and 4.5 bathrooms. Inviting indoor-outdoor entertaining, a sliding wall of glass opens the living room area to a long teak-lined deck. Additional balconies extend off the upper levels, including the top-floor master suite.

‘Tarzan’ discounts his jungle

After swinging for $5.195 million earlier this year, actor Ron Ely of “Tarzan” fame is now asking $4.995 million for his lush estate in the Hope Ranch area of Santa Barbara.

The actor’s longtime perch sits behind two sets of gates on 1.5 acres with mature trees, tall palms and wide ocean views. The property includes a boomerang-shaped main house, a one-bedroom guesthouse, a tennis court and and a swimming pool.

Within the 6,400 square feet of living space is a family room, an updated kitchen and a formal living room with a marble fireplace and hearth. The master suite features dual bathrooms and and ocean views for a total of six bedrooms and seven bathrooms.

Ely, 76, has owned the estate for nearly three decades, records show. The actor is famous for his role as the hero of television series “Tarzan,” which ran from 1966 to 1968.

Billionaire takes off a million

David Duffield, the billionaire philanthropist who co-founded PeopleSoft and Workday Inc., has put his 18,932-square-foot home in Alamo back on the market at $14 million, down from $15 million last year and $8 million less than his asking price in 2013 -- $22 million.

The Tuscan-inspired estate of three buildings includes a main home with four kitchens, two offices, a home theater, a library, a wine cellar and nine bedrooms.

A two-story guest casita, a pool house with a full kitchen and a recreation room, various terraces, a pizza oven, a pool and spa and a sports court are all on the grounds.

Susan Bazinett and Greggy Lynn of Sotheby’s International Realty have the listing.

Duffield acquired the property in 2006, records show. He previously made headlines in 2012 when he purchased the Osprey Estate in Incline Village, Nev., for $22.5 million, one of the largest sales in the Lake Tahoe area at the time.

Offseason moves in Dallas

Dallas Mavericks head coach Rick Carlisle has dropped the price on his home in the University Park suburb of Dallas to $2,999,995.

Carlisle added a move to his offseason to-do list earlier this month when he listed the 5,935-square-foot home for about $3.135 million earlier this month. The Mavs coach, who is coming off his seventh season with the team, is in the market for a home in the downtown Dallas area, according to Candy’s Dirt.

Built in French Villa style in 2007, the two-story home is distinguished by white oak floors, detailed molding, large formal areas and a farmhouse-style kitchen. The master suite features a spa-like bathroom with a steam shower and soaking tub, for a total of five bedrooms and six bathrooms.

Outdoors, a covered patio with a grill and a fireplace complete the nearly quarter-acre setting.

Carlisle purchased the home in 2008, his first season as head coach of the Dallas team with whom he led to an NBA title in 2011. Jamie Adams of Briggs Freeman Sotheby’s International Realty is the listing agent.
