Top sales: Tom Cruise exits Hollywood Hills with a $11.4-million bang
A newly built estate in Beverly Hills, a Paul Williams-designed home in La Canada Flintridge and the Hollywood Hills compound of an action film star were among the most expensive residential real estate sales in the greater Los Angeles area last week.
$20.5 million — Beverly Hills
A Georgian-style estate on about half an acre in the 700 block of North Hillcrest Road sold after coming on the market in July for $23.5 million. The property previously sold three years ago for $6 million.
Designed by Thomas Proctor and completed this year, the two-story home behind gates is distinguished by a cross-hipped roofline, dormers and symmetrical window pattern.
The two-story home has 13,746 square feet of living space and includes a walnut-paneled library, formal living and dining rooms, an open-plan kitchen, eight bedrooms and 10.5 bathrooms. A separate entertainment level is complete with a screening room, wine cellar and gym.
Outdoors, a covered terrace opens to a swimming pool and spa.
Susan Smith and Drew Fenton of Hilton & Hyland, an affiliate of Christie’s International Real Estate, were the listing agents. Alejandro Aldrete of The Agency represented the buyer.
$11.4 million — Hollywood Hills West
Actor Tom Cruise sold a gated compound in the 7800 block of Torreyson Drive after listing it for sale in February for $12.995 million. More recently, the home on about three acres had been offered for $11.995 million, according to the Multiple Listing Service.
Set on a knoll, the home is accessed by a long driveway and includes a two-story European-inspired main house, a four-bedroom guesthouse and a stone-clad building with a wine tasting room and cellar.
An outdoor patio and a lagoon-style pool and spa with a waterfall are also within the grounds.
The compound, which is composed of multiple parcels, previously sold in separate transactions totaling $11.65 million a decade ago.

It’s been an active year on- and off-screen for the action film star, whose summer blockbuster “Mission: Impossible — Rogue Nation” has pulled in nearly $700 million worldwide.
In addition to his recent sale, Cruise is privately showing his main residence in Beverly Hills for $50 million. A 298-acre ranch in Telluride, Colo., owned by the actor listed last year at $59 million.
$11 million — Beverly Hills
In the 400 block of Castle Place, a Midcentury Modern-style home designed by architect Robert Skinner changed for $1.5 million less than the June list price. It previously sold for $2.6 million in 2000, public records show.
Built in 1962, the gated home in the Trousdale area features raised ceilings, floor-to-ceiling walls of glass and a two-sided wall fireplace shared between formal and lofted living rooms.
A formal dining room, a center-island kitchen, an office, five bedrooms and six bathrooms are also within about 8,500 square feet of space.
A step-down pavilion with a swimming pool and spa and an outdoor fireplace highlight grounds of about an acre.

$10.25 million — Beverly Hills
A renovated contemporary-style home in the 1000 block of North Hillcrest Road changed hands for nearly double what it sold for in April 2014 — $6.2 million. The home behind gates on more than half an acre had been listed for sale since May for $11.9 million.
Originally built in 1957, the single-story home was remodeled for entertaining and features Fleetwood tri-folding doors, an outdoor kitchen and a new swimming pool with a raised spa.
Among design details are wide-plank wood floors, lighted display shelves, dual temperature-controlled wine walls and a master suite with a rain shower. A two-sided fireplace divides separate living room areas.
A total of six bedrooms and 6.5 bathrooms are in more than 4,400 square feet of living space.

$8.95 million — Beverly Hills
A 1950s Traditional-style home on a corner lot in the 1200 block of Laurel Way sold for $1 million less than the asking price. Previously, the half-acre property sold in 1979 for $620,000, property records show.
Marketed as a development opportunity, a listing for the property included renderings for a contemporary-style home with a subterranean garage, walls of glass and an infinity-edge pool and spa.
The current home has four bedrooms and 4.5 bathrooms, formal living and dining rooms and a wood-paneled den/office in 4,691 square feet of interiors.
Josh Altman of Douglas Elliman and Joe Babajian of Rodeo Realty were the listing agents. Amir Jawaherian of The Agency repped the buyer.
$5.125 million — Pacific Palisades
In the Huntington Palisades area, a single-story home sold after coming on the market in April for $5.495 million.
The corner-lot property in the 300 block of Alma Real Drive centers on the 1950 ranch-style home with five bedrooms and five bathrooms in 3,937 square feet of space. Large expanses of grass and mature trees make up grounds of more than a third of an acre.
Peter Hernandez and Rod Aragon of Teles Properties were the listing agents. Kevin Booker of Westside Estate Agency represented the buyer.
$5.01 million — La Canada Flintridge
Ad Astra, a multi-structure compound with a main house designed by Paul Williams, sold in the 4900 block of Alta Canyada Road for $885,000 less than the asking price.
The sprawling property, which previously sold for about $2.44 million in 2006, was renovated and expanded over the last decade and centers on a Southern Colonial Revival-style main residence designed by the noted architect.
A red barn/garage/artist’s studio, an updated 1892 Victorian guesthouse, a tennis court, a putting green and a resort-style swimming pool are also within the two-acre site.
Thomas Atamian of Dilbeck Real Estate had the listing.
These are the top residential real estate sales reported on the combined L.A./Westside Multiple Listing Service for the period beginning May 24 and ending May 29.
